A residential purchase is usually an emotional decision. Someone falls in love with a home and makes an offer. That’s not case with a commercial purchase. It’s solely about the money. The buyer is making an investment decision, and in order to guarantee a sound investment, an inspection needs to take place prior to closing.

Our licensed inspectors perform a thorough examination of the property and produce a detailed report. The information allows the buyer to make a well-grounded investment decision and determine if the purchase makes economical sense.

With a commercial inspection, we take a long-term approach and consider the lifecycle of the building. We want the buyer to understand potential capital investments that could be required to maintain the property. Do the electrical systems need improvements? Will the HVAC system need an upgrade in the near future?

How important is a commercial building inspection?

Very important. In order to make an informed decision, a buyer must have all the information. A buyer might walk around a property, but that is very different than examining the electrical systems and climbing onto the roof. An inspection can review hidden details about a property.

What types of things are examined during an inspection?

We generally look at six categories — roof, HVAC, electrical, plumbing, structure and site/grounds. Our licensed inspectors examine each system and determine whether work needs to be done.

Should other specialists be hired to inspect a commercial structure?

In some instances, we recommend hiring a structural engineer or an architect to examine the building. These are specialists who can offer particular incites into the property. As commercial structures are often complex, it can be a good idea to hire outside experts.

How long does a commercial inspection take?

We have a team of licensed inspectors perform a commercial property inspection. The inspection usually takes between two and three hours, but the amount can vary based on the size of the property.

How soon do I get the inspection report?

We generally deliver the inspection report within a day or two of the inspection. Our inspectors are available after the report is issued to answer any questions.
